"We at Warm Rain would like to thank you for your recent system design and project management skills during the replacement of the boiler system in our Hancock, MI facility.

 

The innovations in the design return water piping allowed us to become efficient in the use of energy already being generated by the boiler.  This worked out to our advantage in a cost savings.  We are happy to report that we have seen a significant savings in our natural gas bill totaling more than a 15% savings.  Along with this reported savings, we are happy to report that we have not experienced any sacrifice in the comfort level for our building or any temperature changes.

"On behalf of the Board of Trustees for Linden Hills United Church of Christ (LHUCC), I am pleased to write this letter of recommendation for Bredahl Mechanical.  As the trustee responsible for the facility, my role was as the principal contact with Bredahl and other contractors.  The people with Bredahl were very profession and completed the work on time and for the contracted price.

 

The scope of work completed by Bredahl at LHUCC was installation of a new 400,000 BTU/H high efficiency hot water boiler and related equipment.  The new boiler is the lead source and is now manifolded together with the existing hot water boiler, which was left in place to act as a backup source.  The new related equipment included a variable speed main circulating pump, air separator and expansion tank, microprocessor controller, outdoor reset control, two circulating pumps (one for the new boiler and one for the existing boiler), and related piping.  To make way for the new equipment Bredahl removed two old and obsolete circulating pumps, the old expansion tank and air scoop, and piping.  Bredahl also replaced five pneumatic radiator valves and one pneumatic thermostat.  Asbestos abatement was done by Robinson Environmental, and electrical work by Alliance Electric.

 

LHUCC has basically two joined buildings.  The original sanctuary was built in 1903 and an educational wing added on in 1968.  The building’s total usable space is approximately 16,400 square feet on three levels.  Each room has fin tube radiation and pneumatic thermostat and radiator valve.  The existing American Standard make hot water boiler is 960,000 BTU/H input and more than 45 years old.  The existing boiler, while working reasonably well, is not very efficient (about 70%) and was a worrisome concern due to its age.  Bredahl proposed adding a new high efficiency condensing boiler and leaving the existing non-condensing boiler in place.  To the trustees of LHUCC this was an interesting solution as we had only thought about a complete boiler replacement sometime hopefully in the distant future.

 

Ultimately what sold LHUCC trustees on the Bredahl proposal was the economics, the opportunity to reduce our carbon footprint by using less natural gas, and added system reliability.  The economics clearly favored the installation of new equipment.  On average LHUCC was spending about $8,150 annually for natural gas to heat the building.  The new equipment had the potential of saving about 30 percent, or $2,450 a year.  That meant a return on investment of about eight percent, much better than the less than one percent interest that money was earning in a money market account.  Besides saving money, LHUCC also wanted to move toward less natural gas consumption for good stewardship of the earth.  A bonus was the added system reliability that comes from dual heat sources and possibly extending the useful life of the existing boiler.

 

It was a joy to work with the Bredahl people.  Rob was the project manager and our main point of contact.  He made the proposal with several options to the trustees, explained the costs and benefits, selected the equipment, and supervised the installation process.  Rob was there as a technical resource from beginning to end to answer all our questions.  Terry was the lead installer, who completed the work in a timely manner and was very accommodating to our requests.  Terry is “Minnesota nice.”  And Jeff was the service technician who helped with the equipment start-up, providing training on the equipment and fixed all the distribution system problems.  Jeff came in one Saturday when called to help out with a service issue, and did so cheerfully.  Actually all that I know about Bredahl is my experience with these three good guys, which is enough for me to recommend Bredahl Mechanical."
